    Finally a builder is listening. I have always been astounded at the price ranges that have been showcased in previous Parade of New Homes, Homeramas, etc. In this past year we had the PHBA Peninsula Home Builder Association Parade of Homes in our Taylor Farms community in York County. Surprisingly it was the builders who participated who decided that the prices should be in the $800k to $1.4 million dollar price range ( whew) Granted the homes were breathtaking and loaded with many unique features. The  major downside was that hardly any of the attendees needed or could afford homes that size and price.

    Well someones listinening the  Tidewater Builders Association has announced that the 2009 Homearama showcase of homes will be held at Hampton Roads Crossing, a mixed-use community located in northern Suffolk.

    Members of the Tidewater Builders Association said they would change course this year, moving the annual Homearama event from its scheduled location in Virginia Beach’s exclusive North Shore community to a somewhat less-exclusive mixed-use development in North Suffolk.

    Homes in the North Shore community range in price from $700,000 to more than $1 million. Homes in Hampton Roads Crossing, the Suffolk community that now will host the event, are expected to sell for around $400,000. Those currently selling in the area are fetching even less princely sums, from just under $200,000 to a little more than $300,000.

    Considering the state of the housing market in Hampton Roads and the nation, changing the venue for the area’s showcase real estate event was a good public relations move and a smart business decision.

    The vast majority of Hampton Roads home buyers could only dream of setting up house in one of the million-dollar mansions under construction in Virginia Beach, and those dreams are even further out of reach with the collapse of the nation’s mortgage-lending sector. Showing potential home buyers the quality they can expect at attainable price points will be more likely to endear the home builders to their potential customers.

    The city of Suffolk will come out as a big winner in the deal, as potential home buyers and browsers, alike, have a chance to see all that the city has to offer. It’s a testament to good planning in the North Suffolk area that the city was ready with a community to host the event. Here’s to hoping that it’s a success.

    Homearama 2009 will demonstrate traditional neighborhood design in a pedestrian-friendly, walkable community, a new urbanist trend that is sweeping the country and is showcased in many of the current home and living publications.

    These traditional two-story homes will feature front porches and rear-loading garages reminiscent of the bungalow and craftsman architecture of yesteryear while, in keeping with the tradition of previous shows homes, providing the custom craftsmanship that has become the hallmark of Homearama. The builders association is also working with Southern Living to sponsor one or more of the showcase homes.

    The homes are expected to average 2,500 square feet and sell for approximately $400,000, putting them in reach of many of the attendees to the annual show. The schedule for Homearama 2009 is currently proposed to run from September 19 through October 4.

    “It’s a Homearama tradition to showcase trends in home designs,” added Kotarides. “Our guests have been asking us to show off what can be done in a more moderately priced home. We’re confident they’ll be pleased to see the level of detailing and creativity we can offer in a home more suited to the typical Hampton Roads family.”

    The community is being developed by The Terry Peterson Companies, who approached TBA after being originally awarded Homearama for their Virginia Beach North Shore community with an idea that showcasing affordable homes in an exciting mixed-use setting might be a better fit.  ( YEA !)

    Hampton Roads Crossing is designed in a mixed-use campus environment where residential, retail and commercial business districts will develop over time. The office campus is currently anchored by Old Dominion University’s VMASC (Virginia Modeling, Analysis and Simulation Center) and Tri-Cities buildings. The residential campus features The Residences At Hampton Roads Crossing where the home show will take place. Luxury apartments will break ground in early 2009 and the anchor tenant for the retail district is on contract and should begin construction in 2010.

    The site is located in the northern Suffolk growth corridor with easy access to Interstate 664 and the Western Freeway, making it easily accessible to all of Hampton Roads and placing it only minutes from the Peninsula and downtown Norfolk and Portsmouth.

     
    Currently, the commercial campus is comprised of three state-of-the-art buildings situated along the Western Freeway. The MAST Center is home to the Virginia Modeling, Analysis and Simulation Center (VMASC) and the Tri-Cities Center, both operated by Old Dominion University. These buildings, along with office space located in the Mast One building, add a high-tech sophistication to the Hampton Roads Crossing community. Additional office buildings and a hotel site are planned for the future.

    The Hampton Roads Crossing retail campus will front College Drive.     AS a REALTOR in Williamsburg VA I have always been frustrated at the lack of new homes available under $200,000. Yes the market has increased the inventory but currently the least expensive detached homes are priced at $240,000 those are located in Michelle Point a new development in the growing western part of James City County in Toano. Currently the least expensive new town homes/ condos are located at Pocahontas Square a Health E Communities development in lower James City County off of Rt 60 east of Busch Gardens Townhomes there start in the $190′s .You can also buy a condo or town home in Liberty Crosssing in Norge ( RYAN Homes ), Braemar Creek, Warhill Green or Williamsburg Village at Norge. Prices for these range from $209,000 to $227,000. The RYAN Townhomes are currently the least expensive three bedroom new town home available in Williamsburg/ James City County. Most of the builders are offering some sort of closing assistance. Be sure to use a buyer’s agent to represent you with any of the new home builders. It won’t cost you anything for them to represent you. I have successfully negotiated great deals with most of the new home builders in the Williamsburg VA area. 

    Henderson INC DBA Candle Development has submitted plans to build workforce and affordable homes behind the  Candle Factory Shops in Norge. They are proposing to construct thirty percent of the 175 homes as either workforce or affordable. The affordable homes are projected to be priced at less than $160,000. Wile the workforces homes should be priced around $190,000.

    Most of the developers in James City County have claimed that affordable or workforce housing is simply too expensive to construct.

    Bill Strack of Henderson is attempting to prove them wrong. Knowing that affordable housing is a key factor in attracting and keeping people coming to the greater Williamsburg/ James City County area of Virginia.

    Henderson a longtime builder/ developer  ( 50 + years) in the Williamsburg area is sacrificing profits to make the project work. Having been in business for over 50 years

    The company is hoping that by offering a large quantity of affordable housing the county will be more likely to approve the project.

    As part of the revised plan Henderson has increased the buffers surrounding the development, and implemented green building design principles and other improvements. 

    Plans call for  33 detached patio homes and 142 will be attached patio homes. They will be arranged in small, single-floor groups around open-air patios. This design which is very common throughout California, Arizona and the West, has the advantages of being less dense without stacking homes on top of one another. They’re also less labor-intensive as yards are shared with common area maintenance. One-floor living with no stairs also makes them more appealing to active adults.

    Also in the works are an 80,000-square-foot assisted living facility next door, for 96 seniors being jointly developed and managed by Crosswalk Church. Planned also are a  mix of retail and office space. Details for that are still in the works.

    I am very familiar with Henderson’s recent residential development.  Their Patriots Walk development has to be one of the nicest new home developments in the area. Located in Gloucester VA you would be amazed at the quality of the homes and development especially give that it has a starting price of under $260,000. However, when I search for information on downtown living there, I only come up with communities that seem to reside out the town of Williamsburg. Are their any condo or townhome neighborhoods or communities closer into town near the college of William and Mary ? If you could give some general information on what options exist? Thank you in advance.


    Answer: This is a question I am asked quite often. It’s suprising how many people dream about moving to Williamsbugr Va. Some have had children attend school at William and Mary and grown to enjoy the city from numerous visits other simply like living amongst history and after visitng many time throughout the years finally make a decision to move. SOme have been second home buyers who will test the waters before committing to full time living her in Williamsburg. The tax rate at .54 per $100 is one of the lowest rate arond the area. It is almost half the rate of neighboring cities on the peninsula. I’m not sure what your price range is but the closest townhome/condos Would be Counselors Close neighborhood It has a very traditional Williamsburg Look and feel but is priced in the $500k + range.There are a few condo developments about 1 mile from the Colonial area of Williamsburg The Woodland off of Jamestown Rd, The Oaks off of South Henry near rt 199 both sell in the $250k + price range. There is Wyndham amd Wyndham Plantation near Colonial Parkway off Capital Landing Rd that sells for the $300k-$400k price range. A little further away is Brandywyne a community of detached upscale homes with small yards. All yard maintenence is included in the homeowner fees at Brandywyne. Bristol Commons is another condo communitiy in the city located near the new High Street Develpment. Prices there start in the low $200,000 for two bedroom condos. Further out still on the Bypass but still within the city limits of Williamsburg are Claiborne and Westgate Condos. Both start in the low $200,000 for two bedroom condos. The Village at Quarterpath is  a brand new community about 1/2 a mile from the restotred area of Colonial Williamsbugr. Both attached townhomes and detached homes. Prices for thownhomes in Quarter Path start at $280,000 for two bedroom townhomes. Detached homes start  Anything close ( walking distance) to the restored area of Colonial Williamsburg is going to be more expensive than townhomes/ condos a few miles away in James City County. You may want to consider New Town Condos there start in the $230k price range for one bedrooms or $255,000+ for two bedroom condos. Bennington and Foundation Square are the two condo developments in New Town. Both offer elevators. Foundation Square has underground parking, BEnnington offers assigned carports for parking. Townhomes in New Town range from around $300,000 to $500,000. Square footage in these townhomes range from 1600 to over 3000. New Town is only 3-4 miles from the Colonial Area of Williamsburg has almost all of the conveniences you would need to live. Grocery Store ( Trader Joes just opened), Restaraunts ( at last count there were 19+ places to eat in New Town) , Banks, Medical offices, Movie theater, Barnes & Noble and many more shops. Bus service is available to other areas of Williamsburg VA
    High Street is a brand new development just being developed in the City of Williamsburg on Bypass Rd about 2 miles from the Restored area of CW. It will feature Townhomes with starting prices in the high $400′s. It will be another planned community ( like New Town) but on a smaller scale, featuring shops , restaraunts,movie theater. If you want to consider condos a little farther from the center of town there are numerous communities with prices starting in the low $200,000′s.     Here are a few photos to show you what’s happening at High Street in Williamsburg, Virignia. The opening for the Movie Tavern theater in High Street, Williamsburg VA’s news TND community has been pushed to Spring of 2009. Construction delays and design changes to the theater are the cause.

    To familiarize you with the Movie Tavern concept here is a brief description: full wait-staff service in each theatre.First-run movies with a casual dining menu offering a wide range of choices that include fresh off the grill burgers, homemade pizzas, popular appetizer and dessert selections, beer, wine, and margaritas. Of course, you can always get traditional concession items, such as soft drinks, candy, and fresh-popped popcorn as well.
    Movie Tavern combines the enjoyment of movies with an in-theatre dining experience. A menu of Classic American favorites is served to Movie Tavern guests while they enjoy first-run films in state-of-the-art auditoriums.  Tiered or stadium seating in all auditoriums, including executive high-back leather rocker chairs. A menu consisting of dozens of chef-prepared chicken, chopped salads, appetizers, hand-tossed pizzas, signature sandwiches, black angus burgers, and delectable desserts. Tables in front of all theatre seats. Full service bar and lounge. Food and drink orders taken and delivered at your seat in each theater.  Plasma screens showing sporting events and other popular programming in the bar/lounge.

    Movie Tavern combines the enjoyment of movies with an in-theatre dining experience. A menu of Classic American favorites is served to Movie Tavern guests while they enjoy first-run films in state-of-the-art auditoriums.

    Roseland the High Street developer has pushed back the opening of the retail stores as well. They are scheduled to open in Spring of 2009. The only announced tenants/ stores are Kilwins Ice Cream ( a celebrated part of Northern Michigan since 1947. Kilwins has earned a reputation for it’s quality products and excellent service. Using only the finest and freshest ingredients)  and Five Guys Burgers and Fries. ( One of the best burgers I have eaten, great fries too !)  It has been said there are an additional 10- 15 stores that are still to be announced.

    The residential section of High Street is coming along without any delay. Residents are already living in the Luxury Sterling Manor Apartments,  Approximately 16 town homes with detached garages are mostly complete. Landscaping and interiors are being finished as I write this. The models should be open soon.
